I work exclusively for you, representing your best interests with estate and letting agents, sellers and everyone else in the field of property. I’m independent, experienced and entirely on your side.

Here’s how
I work

No matter what I’m doing for you, I follow the same basic process. We start with an open discussion where you tell me about your project, and I share information about how I could help you. If you decide to work with me, then here’s what happens next:

1.
In-depth consultation

Here’s where it all begins. We meet in-person or on Zoom to make sure I understand exactly what you’re looking for in a home and what your search criteria are.

With this in hand, I’ll then be able to:

  • Advise you on the best locations for your short and longer term needs and budget. This includes schools, commuting and amenities.
  • Ensure you’re in the best possible position to proceed in order to give you the advantage. If you need solicitors and mortgage brokers, I can recommend trusted partners who I’ve worked with in the past.

 

2.
Property search & selection

This is where so many people find they get stuck – finding the perfect home! I do all the running around, so you don’t have to.

This includes:

  • Showing you areas that I think would work for you. This can include a personalised tour.
  • Using my extensive network to research and track down the best properties for you. This often includes properties which are privately or discreetly available.
  • Carrying out viewings on your behalf to shortlist the most suitable properties, saving both your time and money.
  • Making sure you are first through the door on properties which are due to launch on the open market.
  • Due diligence, sharing impartial advice and honest views, videos and photos so you can spend your time (and money) wisely, viewing only the most suitable properties.
  • Providing you with insight that will help you see the potential in properties you may otherwise dismiss.
3.
Negotiation

Now it’s time to get down to business, advising you on the best negotiation strategy to secure the property for the best possible price and terms.

  • Close relationships with selling agents give me insider knowledge on offers and sold prices. I research and scrutinise a seller’s motivation and find out who else you might be competing against. This means I can advise you honestly on the best bidding approach.
  • Being a good negotiator isn’t about offering the most money – it’s about understanding what you need to do to tip the balance in your favour. This means my clients regularly save more than my entire project fee.
  • My negotiation techniques can stop you from making an expensive mistake by helping you know when it’s time to walk away from a deal.

 

4.
The purchase process

You may have found a house and agreed a deal, but there’s still a lot of work to do. Having me by your side gives you extra reassurance and support throughout the lengthy purchase process.

  • The English home-buying process is uniquely arduous and full of ups and downs. I will support you throughout the legal process to exchange and completion, liaising with solicitors, agents and surveyors on your behalf.
  • I work hard to ensure the right level of momentum in order to complete your purchase as quickly and smoothly as possible, clearing blockages as they occur.
5.
Moving into your new home

At last, you have a moving date. Let me help reduce the strain that comes with moving house or relocating, helping you settle into your new home more quickly.

This includes:

  • Providing recommendations of trusted, proven removal companies.
  • Providing recommendations for local tradespeople, suppliers and services to support any planned refurbishment projects.
  • Helping you settle into your new neighbourhood with advice and recommendations that meet your specific needs.

What are my fees like?

As an independent property search agent, I can afford to keep my fees lower than other property search agents.
